Here’s how we manage the process step by step:

Rent Payment Monitoring: We closely track all rent payments to identify any delinquencies promptly.

Intent to File Notification: A 10-day “Intent to File a Complaint For Summary Ejectment” letter is mailed for all late payments, ensuring compliance with legal requirements.

Court Filing: We handle filing the Failure to Pay court form to initiate legal proceedings.

Court Representation: Our representative will attend the court hearing on your behalf.

Warrant of Restitution: If the payment has still not been received we file the Warrant of Restitution to proceed with eviction. This step allows us to schedule an eviction date with the sheriff.

Eviction Day Coordination: We meet with the sheriff on the eviction day, ensuring the process is handled smoothly.

Securing the Property: Once the eviction is completed, locks are changed immediately to protect the property.

Property Assessment: A thorough walk-through of the property is conducted, including photos and videos, to document its condition.

Owner Report: A detailed report is emailed to you, including pictures, video, and a list of damages with necessary repairs.

Turnover Preparation: We manage hauling, cleaning, and completing repairs to get the property ready for new tenants quickly.
