MD Easy Rentals is our rental division, which consists of a highly trained and dedicated leasing specialist. Our leasing specialist will work closely with each property to determine the correct market rent amount. Comparable rental rates based on current market values are considered to determine the highest amount of rent for each listing.  Marketing your rental property is one of the most critical aspects of finding the right qualified applicant. We have a systematic marketing approach where we aggressively market each property, using all major online search engines, such as Apartments.com, Apartment List, Lovely, Zumper, Pad Mapper, Facebook Marketplace, Instagram, YouTube, and more.

Tenant Screening Process

​

Securing a qualified Resident is one of the most critical aspects of ensuring a successful and profitable rental experience. We have an all-inclusive tenant screening process with the intention of filling your vacancies with stable, responsible tenants who will likely become long term tenants. We facilitate the entire process from taking calls, coordinating tours, screening applicants, and finally completing the lease signing. We are also experienced with the entire process of Section 8, BRHP, and other HUD voucher programs.

Rental Agreement and Move-In Process

​

We have a rock-solid rental lease that complies with the federal, state, and local laws.  Our lease is reviewed regularly by a local attorney and updated as necessary to ensure we are staying in compliance with the laws.

Our rental agreement is signed electronically by all parties as soon as a security deposit is collected. Keys will not be handed over to the Resident until the security deposit and first month's rent are paid in full, utilities have been changed into the new Resident's name, and the renter's insurance policy is in place.

    • Listings are periodically renewed to ensure prospects find them quickly.

    • The listings direct interested prospects to our online showing coordinator, where they can easily submit our pre-screening questionnaire and schedule tours.

    • We use TransUnion SmartMove for our Credit report and Criminal History screening.

    • Current and past employers are contacted to verify the applicant’s employment history.

    • Current and past landlords are contacted to verify the applicant’s rental history.

    • All applicants are required to submit a Pet Screening Profile through PetScreening.com to verify pets are spayed/neutered and up to date on all vaccines. Applicants without pets create a No Pet Profile where they sign an affidavit.

    • We conduct home visits to determine general cleanliness, housekeeping, and upkeep of the applicant’s current residence.

  • You will receive a  summary of applicants once we have verified they are the right candidate for your unit.  If you are interested in a particular applicant, we will supply you with the information we have collected to help you make an informed decision for your rental.
